Gentrificación: Acceso, Desplazamiento y Exclusión Habitacional en una Metrópoli Turística

El acceso a la vivienda en zonas gentrificadas enfrenta un desequilibrio entre una oferta orientada al lucro y una demanda desplazada que no puede competir económicamente. En la Zona Metropolitana de Puerto Vallarta-Bahía de Banderas, esta situación se agrava por desalojos forzados y exclusión habitacional. El objetivo de este estudio es analizar las percepciones de los residentes locales para diagnosticar las condiciones actuales de acceso a la vivienda, desplazamiento y la exclusión, entendidos como factores centrales en el avance de la gentrificación. Se aplicó una metodología mixta que incluyó 440 encuestas con preguntas tipo Likert y abiertas. El análisis se centró en la percepción de los participantes sobre el acceso a la vivienda, el aumento en los costos, la necesidad de mudanza, dificultades para encontrar vivienda y el incremento en la construcción o remodelación de estas. Los resultados muestran un alza significativa en los precios de la vivienda, el desplazamiento de la población local hacia las periferias y una creciente tendencia a destinar viviendas de uso temporal. Este fenómeno crea preocupación y descontento entre los habitantes, especialmente aquellos que no poseen vivienda propia. La participación de extranjeros en el mercado inmobiliario ha incrementado la plusvalía de los bienes raíces, beneficiando principalmente a propietarios, pero generando externalidades sobre el acceso de la población local a una vivienda asequible. La ausencia de políticas públicas eficaces agrava la problemática, por lo que resulta urgente diseñar e implementar medidas que garanticen el derecho a la vivienda como un bien social.
